Outside Description

Gated private patio and garden with outside furniture to seat six guests. This is an ideal place in which to sit with a glass of wine while watching our resident barn owl. Parking for up to three cars. Huge grassy landscaped area for playing and kite flying and a short walk from our private miniature steam hobby railway.

Downstairs Description

Oak porch leading into entrance hall with access to utility area with washing machine, airing cupboard, storage and a downstairs toilet. Bright and airy kitchen-dining area with exposed beams and large glazed area with double doors leading out into a private patio and garden.

Tiled dining area with large bookcase and table and chairs for six overlooking the patio and grounds.

Spacious and stylish living room with log-burning stove. A galleried landing seamlessly blends contemporary chic with rustic charm. Evidence of the barn’s previous use abounds, but this space now contains two comfortable sofas and two cosy armchairs.

Accessed from the living area is a spacious double bedroom with exposed beams. This is furnished with a king-size Original Bedstead Company iron bed and a luxury en-suite wet-room with a walk-in shower, underfloor heating, travertine tiles and sensor lighting.

First Floor Description

A galleried landing leads to a double bedroom with exposed beams, a private walk in en-suite with glazed shower, and lovely views over the grounds. Furnished with a king-size Original Bed Company iron bed with luxury mattress and King of Cotton linens, a chest of drawers, and plenty of cupboard space. Third bedroom identical to the second, including a walk in en-suite, but furnished with two 3-foot single beds, and perfect views of the beautiful sunsets.

Windows Views Description

Beautiful views of the 10 acres from every window, letting in bags of light to the south facing patio doors and the wonderful big Norfolk skies. Both sunrise and sunsets can be spectacular in this part of the world. Flowering shrubs, grass and trees can be seen from every window and lots of birdlife.

Other Notes

This is the perfect cottage for couples, families and friends with all those separate bathrooms - and the downstairs bathroom is perfect for the less able. It is level access from the parking area throughout the whole ground floor, however, owing to the historical nature of the property, it is unsuitable for wheelchair use.

Mentioned in the Domesday book, this was the birthplace of Anne Boleyn and the very first great house bequeathed to the National Trust.   • Sheringham Park: Another National Trust gem with grounds designed by Humphrey Repton, this 1000 acre park was landscaped in 1812. There are many way-marked walks, through stunning rhododendron and azalea collections in May and June, to the viewing tower where you can see the coastline all the way to Blakeney Point.   • East Ruston Old Vicarage: This is probably the best kept garden in Norfolk with 32 acres laid out in a variety of themes from Exotic, Rose, Desert Wash, Woodland, Wildflower to walled, formal gardens and many more.   • The Ashmanhaugh Light Railway: This is a private 7¼ inch gauge hobby railway set in the fields behind the holiday cottages and run by a group of amateur enthusiasts. It was begun in 2002 and now has three circuits of track, a signal box, platform, carriage shed, ticket office, a wildlife pond surrounded by wildflowers – and you may spot the odd toadstool or fairy!
